Documents for obtaining a mortgage in Tenerife

This is the basic package of documents that most banks require to process a mortgage.

— A copy of your passport and NIE (foreigner number)
— Certificate of ownership of real estate in Russia, Ukraine, Latvia, etc.

In case of work under contract:

-Certificate in form 2 of personal income tax for the last 2 years and the current one
-Employment contract for at least 5 years
- A certificate from the place of work, indicating the date of employment, the position in which, what the company does, and the salary on the company letterhead
-Account statement for the last 6 months, if there are deposits
- Show the accounts from which the funds will come to pay for the purchase (if it is an account statement, then it should show the amount that you will transfer from yourself here to your accounts in Spain)
- A certificate from the Unified Credit History Bureau stating that you have no outstanding debts.
If there are paid loans, then that’s a plus.

If you have your own business

-Balance sheet and accounting for the last year
- Bank statement for the last 6-12 months (receipts, expenses, balance)
-Certificate of absence of debt of the enterprise.
-Certificate of registration with the tax authority of an individual at the place of residence in the territory of the Russian Federation.
-Certificate of state registration of rights.
-Certificate of inclusion in the unified state register of individual entrepreneurs.
- Tax return on personal income tax (form 3-NDFL) for the last 2 years.
- Extract from the Unified State Register of Individual Entrepreneurs.
-Credit rating
-Extract from the credit bureau
-Who was interested in credit history?
-Statement from the personal account for the deposit
-Certificate on the status of the deposit

The review of documents usually takes place quite quickly; preliminary approval for a loan can be obtained within a week or two.
Preparation of the agreement and the final decision on issuing a loan usually takes one to two months.

To make a positive decision on granting a mortgage loan, it is necessary to prepare all the required documents and translate them into Spanish.
Translation of documents must be certified by the seal of the translation agency.
